Home-buying begins when you first see yourself as a future homeowner. 

If you’ve browsed houses online or stopped by an open house in person, you’ve passively started your home-buying journey. Once you’ve decided that homeownership is something your would like to pursue, the first step will be to mentally and financially prepare for the journey ahead.

No home buying experience is alike. Factors such as loan types, credit histories, personal scenarios, etc. will make your journey different and much more unique than your colleagues, family members, and/or friends. It’s important that you do you own research to see what available options might be best for you.

Securing your
finances

When you are buying a home, there are several one-time expenses, such as your down payment, inspection fees, appraisal fees, closing costs, etc. but there are also ongoing costs you need to prepare for. Setting a realistic homebuying budget is an important step toward being financially prepared to own a home – this determining a realistic comfortable amount, you can afford to pay every month.

Apply For a
Mortgage

You’ve decided to buy a home. Hooray! Now you need a mortgage. Let’s start with getting a pre-approval from a bank. Make sure to research several mortgage lenders to see if they may be a good fit for you and your needs. Ensure that you have completed the application in its’ entirety and submitted all requested documents so the loan officer can review your file.

Time to go
House shopping

Now that we have your pre-approval letter from your lender, it’s time to start searching for a home. My clients receive access to their own personalized home search portal. We will tour several properties and present an offer on the home(s) that are a good fit for you. Once an offer is accepted, congratulations, you’re under contract!

Have the property
Inspected

A home inspection involves a certified home inspector looking in various areas of the home for damage or potential issues. The home inspector will conduct a thorough examination of the physical structure of the home, starting from the foundation and working their way up to the roof. The purpose of the home inspection is to help both buyers and sellers understand any areas of the home that pose a safety risk and need repair.

Close, move into
Your new Home

All your hard work has paid off and it’s now time to sign the documents to your new home. Congratulations! Your closing date is an important milestone for you. Whether this is your first home or forever home, this is something to be extremely proud of. Make sure to schedule movers and have all utilities transferred within 48 hours of closing.
